In a commercial building, the wall finish is part of the fire code, not just the design. A fire-rated wallcovering is the difference between a project that passes inspection and one that gets torn back off the wall.

What Class A actually means

Wall finishes in commercial spaces are tested for how flame spreads across their surface and how much smoke they produce, most commonly under ASTM E84 (also called the Steiner tunnel test, or NFPA 255 / UL 723). The result is a flame spread index and a smoke developed index. Class A, the top tier, means a flame spread index of 0 to 25 and a smoke developed index of 450 or less. Class B and Class C allow progressively higher flame spread.

Most commercial corridors, exits, and assembly spaces require Class A finishes, and many specifications simply state Class A as a baseline. The rating belongs to the finished assembly, meaning the wallcovering as installed with its adhesive on the intended substrate, so a product's certificate should reference the test conditions, not just a bare number.

Type I, Type II, and Type III: durability grades

Fire performance is separate from durability, and commercial wallcovering carries its own weight classification under CFFA-W-101 or ASTM F793. Type I is a lighter-weight product for low-traffic areas like ceilings and private offices. Type II is the commercial workhorse, built to take the abuse of corridors, lobbies, and public areas. Type III is the heaviest, used where impact resistance matters most.

A specification will usually pair the two requirements, for example Type II, Class A. Reading both is essential: a product can be Class A for flame spread but too light for a busy corridor, or durable enough yet unrated for fire. Matching the wallcovering to both the fire code and the traffic keeps a project from failing on either front.

Documentation the inspector will ask for

The rating is only as good as the paper trail. Before a commercial job closes, the authority having jurisdiction typically wants the manufacturer's test certificate showing the flame spread and smoke developed indices, the standard tested (E84), and often the installed assembly details including the approved adhesive. Keep these with the submittals from the start rather than scrambling at inspection.

Substitutions are where compliance slips. If a specified product is out of stock and a substitute goes up, its ratings must be verified and documented independently; a similar look does not carry the same certificate. On any project touching egress paths or occupied assembly space, treat the fire documentation as non-negotiable and file it where the project team and the inspector can find it.
